depending on the location of the apartment, the owner has the opportunity to use his apartment for private purposes for a predetermined or agreed time, usually 4-10 weeks a year,

during the remaining part of the year, the property must be rented,

rental and management of the apartment are provided by professional property management companies,

the annual net rental income amounts to 3 - 6 % of the property value.
REAL ESTATE FOR LEISURE USE

the type of property offers the maximum flexibility of use to the owner,

the owner of the property is not registered as a permanent resident, and may use the property for his personal use for a period not exceeding 183 days a year,

for the rest of the year, the property can be rented to third parties or not at all,

this status is very rare (in Austria less than 5 % of properties have this status).
PERMANENT RESIDENCE

this type of property is intended for long-term or permanent residence, and is suitable for those who want to move to Austria,

the owner is obliged to use this property for personal use for more than 183 days a year, to register for permanent residence and to become an Austrian tax resident (ie to file an annual tax return and pay worldwide income tax in Austria).
