Introduction

In the heart of Carinthia, next to the renowned Nassfeld ski area, an exceptional project called Haus Unter den Linden is being developed. The historic farmhouse, which used to serve as an accommodation facility for many years, is undergoing a complete renovation to offer nine luxury apartments, combining Alpine tradition with modern comfort. The new owners can also use the communal sauna, the swimming pond, the lounge with fireplace or the conference area. 

Rattendorf, a quiet and picturesque village in the Gail Valley, offers the perfect combination of summer and winter activities. In summer, it attracts cyclists and lovers of water sports and the crystal clear alpine lakes. In winter, it is the ideal starting point for skiing in the renowned resort of Nassfeld, which is only 2.5 km away. The area is very popular with visitors from Austria, Germany, Italy as well as Czechia and Slovakia.

The reconstruction will be completed in spring 2025.

Notes:

The prices listed include one outdoor parking space. They do not include a furniture package or kitchen equipment, which can be purchased for approximately 310 €/m². The following facilities can be purchased for an extra fee:

Tourist rental and private stays

Apartments within the Unter den Linden project can be used in one of the following manners:

  • Residential purposes / Unlimited personal use: Owners can use their apartments exclusively for themselves without any restrictions.
  • Tourist rental: The apartments can be rented out for tourist accommodation purposes. The extent of personal use (private stays) during the year can be agreed with the operator further to the owner's requirements.

It is also possible (and preferred) for the owner to let their apartment be rented out for several years for the purposes of tourist accommodation, and after this period, to use the apartment exclusively for their own stays.

In case of tourist rental, the net rental income is expected to reach up to 6 % per year.

Apartment and resort amenities

After its completion, the Unter den Linden project will offer nine luxurious apartments with their own garden, balcony, or terrace. The whole living space will emphasize an authentic Alpine atmosphere, and include shared amenities such as:

  • sauna with a natural swimming pond in the garden
  • grand entrance hall with a fireplace
  • seminar or conference room for business meetings
  • workshop
  • drying room for storing sports equipment

Nassfeld ski resort 110 km of slopes with guaranteed snow

Nassfeld is one of the sunniest ski resorts. Thanks to the microclimate, the sun shines 100 hours more in winter than in the northern part of the Alps, so incoming visitors should not forget to pack their sunglasses.

The ski area offers a total of 110 km of slopes of all difficulties and 30 modern lifts.

A skibus stops just 150 metres from the apartment house. During five minutes, you can be in the Austria longest cable car, Millennium Express, taking you to the highest mountain in the resort, Madritschen, at 1,918 metres above sea level.

In Nassfeld you can also enjoy:

  • cross-country skiing around the lake on the Italian side of Passo Pramollo
  • tobogganing,
  • ice skating and many other winter activities.

Gailtal valley Your gateway to summer adventures in three countries

  • mountain hiking on the Carnic Alps ridge
  • via ferrata Däumling with four cable bridges
  • swimming in Weissensee or Pressegger See with water temperatures up to 28°C

The proximity of Italy and Slovenia offers the possibility of day trips to Trieste, Venice, Ljubljana or the Adriatic Sea.
