Introduction

This investment opportunity is unique within our portfolio.

In the vast majority of Austrian projects, the generated rental yield depends on the economic performance of the accommodation resort or the apartment itself. However, in this project, located just four kilometres from the famous ski resort of Nassfeld, the annual yield is guaranteed by the operator. The net rental income will be paid to the apartment owners regardless of the occupancy, or changes in the accommodation price or operating costs.

Moreover, the guaranteed rental yield is very generous. It will reach the level of 5 - 6 % per year, whereas the exact yield will depend on the extent of personal stays during the respective year (see below).

The renovation will be completed and the resort will open for accommodated guests in May - June 2025.

Tourist rental and private stays

The owners of the apartment enter into a contract with a management company that will take care of all the operation and management of the apartment, which includes:

  • listing on online accommodation portals (Booking, Airbnb, etc.)
  • marketing
  • administration of bookings
  • check-in & out management and complete guest care
  • regular maintenance, repairs and cleaning
  • insurance


The amount of the annual rental income will depend on the extent of personal use in a given year:

  • 28 days of private stay per year = 5 % of the purchase price
  • 21 days = 5.25 %
  • 14 days = 5.50 %
  • 7 days = 5.75 %
  • no private use during the year = 6 %

Apartment and resort amenities

During the renovation, the building and the apartments will be completely rebuilt, fully furnished with the use of top quality materials and complemented with luxury design elements. The equipment will include an infrared cabin, which can be replaced by a classic bathtub upon request of each owner.

The accommodation complex also offers:

  • a cosy restaurant (with the possibility to order breakfasts)
  • a gym
  • a parking lot with a charging station for electric cars

Near the project, you can find a natural swimming pool and a shop with natural products.

Nassfeld ski resort 110 km of slopes with guaranteed snow

Nassfeld is one of the sunniest ski resorts. Thanks to the microclimate, the sun shines 100 hours more in winter than in the northern part of the Alps, so incoming visitors should not forget to pack their sunglasses.

The ski area offers a total of 110 km of slopes of all difficulties and 30 modern lifts.

A skibus stops just 150 metres from the apartment house. During five minutes, you can be in the Austria longest cable car, Millennium Express, taking you to the highest mountain in the resort, Madritschen, at 1,918 metres above sea level.

In Nassfeld you can also enjoy:

  • cross-country skiing around the lake on the Italian side of Passo Pramollo
  • tobogganing,
  • ice skating and many other winter activities.

The proximity of Italy and Slovenia offers the possibility of day trips to Trieste, Venice, Ljubljana or the Adriatic Sea.
