Introduction

In Austrian Alps, there are very few new apartment buildings located directly at the slopes.

Attractive building plots below the slopes have been fully built up years ago and it is almost impossible to get a new building permit nowadays. New hotels and apartment houses are therefore established upon a complete reconstruction of the previous accommodation facility.

This is also the case with the second resort in our offer located in Fieberbrunn, less than 100 metres from the bottom station of local cable cars.

The owners of the 34 newly built apartments are a ski stick's throw away from the famous Skicircus Saalbach - Hinterglemm - Leogang - Fieberbrunn ski area.

Tourist rental and private stays

According to the local zoning plan, the apartments are intended for tourist rental with a partial possibility of personal use.

The owners have the possibility to use the apartments for personal stays to an extent that is exceptional in Tyrol:

  • 6 weeks a year (even during the main winter or summer season),

as well as

  • any other time of the year upon a last-minute booking when the apartment is not occupied.

The management and operation of the apartment house is the responsibility of the operating agency, which provides:

  • offer and promotion at accommodation portals (Booking, Airbnb)
  • presentation of the accommodation at the projects's own website
  • booking management
  • cleaning of the whole aparthotel and apartments including linen change
  • maintenance and repairs
  • insurance of the resort and individual apartments

Apartment and resort amenities

The apartment house and the individual apartments are built in a modern alpine style. During the renovation, emphasis was placed on the use of quality materials, especially wood, which was also used for the exterior lining of the upper floors of the house. 

The apartments have one to four rooms, a fully equipped kitchenette and a balcony overlooking the slopes and the surrounding mountain panorama.

Fieberbrunn and its surroundings

Fieberbrunn is part of the Skicircus ski resort (Saalbach-Hinterglemm-Leogang-Fieberbrunn). As one of Austria's largest and most attractive ski resorts, Skicircus offers 270 kilometres of ski slopes of varying difficulty.

On top of that, other fantastic ski resorts that are definitely worth a visit can be found in the surrounding area:

  • St. Johann in Tirol - 12 km
  • SkiWelt (Ellmau/Going) - 20 km
  • Kitzbühel with the world-famous Hahnenkamm (Streif) - 23 km
  • Zell am See - 38 km
  • Kaprun - Kitzsteinhorn glacier - 47 km

The surroundings of Fieberbrunn, especially the Pillersee valley and the adjacent village of Hochfilzen, offers top cross-country skiing locations with 100 kilometres of groomed trails in both classic and skating style.

Hochfilzen itself is known as a biathlon mecca, hosting the Biathlon World Cup competition every year.


Summer activities:

In summer and autumn, the Skicircus is known as the largest cycling area in Austria - offering over 800 kilometres of trails for experienced cyclists as well as for families and children. There are bike shops and bike rentals as well as organised bike tours with local guides.

Summer hikers and mountain lovers can look forward to:

  • more than 400 km of hiking and walking trails for all levels of fitness
  • grassy hills with impressive views of the Wilder Kaiser massif and the main ridge of the High Tatras
  • mountain huts offering well-deserved rest and refreshment
  • swimming and refreshment in the Pillersee or Waidring lakes
  • Timoks Wilde Welt family park with a rope course or climbing park for children


There are several golf courses around Kitzbühel and in the valley below the Wilder Kaiser. From Fieberbrunn they are between 20 and 25 kilometres away, i.e. they are accessible within a half-hour drive:
