All this is SÖLDEN - a prominent ski area and one of Austria's most popular tourist destinations.

And right in the centre of this small town, just 200 metres from the Gaislachkoglbahn cable car, the design hotel complex The Secret Sölden was put into operation in 2022 after a costly redevelopment of the former resort.

Since its opening in 2022, the resort has set new benchmarks for Alpine luxury, modern architecture and a buy-to-let investment model in the hotel industry.

Tourist rental and private stays

The apartments are intended for tourist rental.

The project is managed and operated directly by the AlpenParks chain. It is responsible for, among other things:

  • listing of apartments for accommodation purposes (Booking.com, Trivago, etc.)
  • reservation system and guest accommodation (check-in and check-out)
  • housekeeping and maintenance
  • cleaning of apartments, rooms and common areas

Owners can use their apartment for up to 6 weeks a year.

Due to the fact that the glacier area is open from September to May, the occupancy rate in Sölden is higher than in other tourist areas in Austria. According to the operator's estimate, the net rental income should reach 4% of the purchase price of the apartment in the third year of operation and rise to 5% of the purchase price per year in the following years.

A pool system is applied for the payment of the net rental income. Each owner receives a share of the total rental income which corresponds to the share of the purchase price in the aggregate price of all apartments. Thus, it does not depend on the occupancy of a particular apartment, but on the total occupancy of the hotel complex.

Apartment and resort amenities

The Secret Sölden hotel resort combines modern design with Alpine style and urban lifestyle in a fantastic location. With 44 exclusively furnished hotel suites, state-of-the-art infrastructure and innovative technology, it offers comfort at the highest level.

Divided into four categories, the apartments range in size from 37 m² to 155 m² and feature fully equipped kitchens, king-size beds, spacious balconies, terraces or loggias. They offer not only absolute privacy, but also maximum flexibility and luxury.

The complex impresses not only with the quality of the accommodation, but also with its culinary diversity. In the restaurant LA'LIV (86 seats including terrace) guests can enjoy refined Austrian and French cuisine. For convivial social evenings, the Sky Bar The Vue offers a magnificent panoramic view and a range of signature cocktails.

The spacious wellness centre features several saunas, a hammam, relaxation rooms and a 36-metre long infinity pool with indoor and outdoor areas. A fitness centre with state-of-the-art equipment completes the offer, making The Secret Sölden the ideal place for guests who value health and lifestyle.

Hotel guests and apartment owners have access to ski storage with ski boot warmers, an underground car park with 100 parking spaces and eight electric charging stations. The immediate surroundings of the resort consist of a 2,500 m² garden with a children's playground and relaxation areas. From mid-June to mid-October, the Ötztal Inside summer card is included in the price and offers free use of the cable cars and free access to the indoor and outdoor pools.

Sölden and the Ötztal Valley

Sölden is the only place in the Eastern Alps where you can ski down from the glacier area to the town centre with après-ski bars and restaurants.

The area's biggest attraction is the two glacier areas of Rettenbach and Tiefenbach, which are connected by cable cars and a ski tunnel, and together offer 34 kilometres of downhill runs at altitudes between 2,600 and 3,300 metres above sea level .

Another part of the Sölden ski resort is located on the western slopes of the Ötztal valley and is connected to the glacier area by both a ski slope and a cable car. It offers a further 100 kilometres of pistes of all abilities - from the gentle and wide slopes of the Giggijoch area to the steep slopes of the three-thousand-foot Gaislachkogl for experienced skiers. If you want to ski from the highest point of the ski area all the way to the centre of Sölden, you will have an endless 15 kilometres and a vertical drop of almost 2,000 metres!

If Sölden isn't enough for you, there are several other ski resorts to choose from, which can be reached by car or ski bus within half an hour:

  • Hochoetz - Kühtai, accessible from the town of Oetz, which gave its name to the whole valley.
  • the quieter Vent area is suitable for families with children
  • Obergurgl/Hochgurgl - a large resort with excellent snow conditions, situated at the very end of the valley at an altitude of over 2,000 metres

Ötztal also offers great conditions for cross-country skiing enthusiasts. There are 186 km of groomed cross-country ski trails of all abilities in the surrounding area.

After a day's skiing, you can relax in the modern Freizeit Arena water park in Sölden with its swimming pool, water slides and wellness area, or use the beautiful Aqua Dome spa complex in nearby Längenfeld with its thermal springs and outdoor and indoor pools.

Sölden is also known for its rich social life. The bustling centre with its renowned après-ski bars, restaurants and shops has a vibe that is unmatched by Lech or Kitzbühel.

More year-round activities:

  • 1,300 km of hiking trails
  • the highest waterfall in Tyrol - Stuibenfall
  • beautiful via ferratas of all levels of difficulty, which can be found at lower altitudes and are easily accessible directly in the valley
  • cycling trail through the entire Ötztal valley and singletracks in the Bike Republic area
  • the Hannibal theatre show or the Electric Mountain techno festival, which take place every year directly on the Rettenbach glacier
