Introduction

The apartments offered for sale in this project are located 100 metres from the shores of the Carinthian lake Ossiacher See - one of the most popular tourist destinations in southern Austria.

The original building was built and operated as a hotel. Currently, it has been undergoing a complete renovation and extension, which will result in an apartment building with 15 one- to four-room apartments, each with a separate terrace.

The apartments may be used for tourist rental or for residential purposes without a tourist rental obligations. This means that owners can choose not to rent out their apartment and use it as often as they wish.

The renovation is expected to be completed by the end of 2025 and the apartments should be in operation in the first half of 2026.

Tourist rental and private stays

If the owner of the apartment decides to rent his apartment for accommodation purposes, he/she has to conclude a contract with the operating agency which then provides the complete administration services, such as:

  • offer of accommodation on online travel agencies (Booking, Airbnb)
  • presentation of the accommodation on the internet
  • collection of payments for accommodation
  • check in / out management
  • cleaning including bed linen change
  • maintenance and minor repairs

The remuneration of the operating agency for the above services is 25 % of the net income from the accommodation.

If the owner only rents the apartment and does not use it for personal stay, due to the high occupancy rate of the local accommodation (up to 300 days per year), a net rental income of up to 6 % per year can be expected.

At the same time, however, the owner is not restricted in the use of his apartment for any length of time. Therefore, unlike most Austrian investment apartments , there is no maximum number of days per year for free personal use in this resort.

Apartment and resort amenities

During the reconstruction of the apartment house, modern materials of the highest quality are being used. The apartments will have individually controlled air conditioning and underfloor heating.

Furnishing of individual apartments with furniture is optional. If the owners intend to use their apartment only for their personal use, they can purchase their own furniture and equipment.

In the case of the option of renting for tourist accommodation purposes, their apartment will be fully furnished with luxury furniture, complete kitchen equipment and design accessories.

The interior design can be customised according to the buyer's wishes (for example, a choice of different floor types is possible), and it is even possible to join neighbouring units to create a larger apartment.

Lake Ossiach and its surroundings

Lake Ossiacher See is one of the most beautiful lakes in Carinthia. It is located about 10 kilometres north of Villach and is conveniently situated between the Gerlitzen and Ossiacher Tauern mountain ranges.

  • swimming in Lake Ossiacher See (temperature up to 27 °C)

  • water skiing
  • catamaran or kayaking
  • fishing
  • day hikes or walks around the Gerlitzen mountain range
  • the historic centre of Villach
  • Kärnten Therme with its large sauna world

The dense network of bike paths around the lake allows pleasant excursions to the surrounding lakes (Millstätter See, Wörther See) or to nearby towns such as Villach, Feldkirchen or the Carinthian capital Klagenfurt. The Ossiacher See Radweg, which connects these three regional centres, runs along the northern shore of the lake right past the resort and connects to the more than 300-kilometre-long cycling route around the River Drava.

Slovenia and Italy offer other wonderful destinations, which are not far from Ossiacher See. You can visit the Julian Alps, go rafting on the beautiful blue Soča River or take a trip to the sea in a day trip.
