Introduction

The iconic Ski Amadé ski region hardly needs an introduction.

With its 28 ski resorts and 860 kilometers of slopes, it stands as the second largest connected ski area in Europe, and is also very well accessible from Czechia as wel as from Slovakia. It has long been one of the most popular Austrian destinations for both Czech and Slovak skiers.

This new development project is located on the sunny side of Schladming, with stunning views of the town and the Planai ski resort. It is a brand new apartment building with 12 apartments determined for tourist rental. They are especially suited for discerning customers who appreciate the fantastic location of this resort and the exceptional value it offers.

The completion of the construction and the launch are scheduled for December 2024, allowing the apartments to be utilised by hotel guests or the owners themselves throughout the main 2024 – 2025 winter season.

Tourist rental and private stays

Owners have the possibility to use the apartments for personal stays as follows:

  • 3 weeks during the peak winter season (second half of December – beginning of March)
  • 3 weeks during the peak summer season (end of June – end of August)
  • without any restrictions outside the peak seasons


The net rental yield is expected to reach 5 - 6 % p.a. whereas the long-term property value growth in the Schladming - Dachstein area exceeds 10 % p.a.

 

Apartment owners sign an agreement with a reputable management agency that ensures all management and operations, namely:

  • listing accommodations on booking platforms (Booking, AirBnB)
  • online accommodation presentation including search engine optimization
  • reservation management
  • reception operations
  • apartment cleaning including linen change
  • maintenance and repairs
  • insurance for both the resort and individual apartments

Apartment and resort amenities

The apartment complex is situated just approximately 1.5 km from the base station of the Planai ski lifts. The drive is a brief 3-minute ride, and there’s also a ski bus stop conveniently located right near the resort.

Schladming-Dachstein Region Sports and entertainment all year round

Winter Activities:

The crown jewel of the region is the Schladming-Dachstein ski resort, boasting 263 kilometers of slopes, 81 lifts, and more than a hundred mountain huts. Schladming - Dachstein is also the heart of the vast Ski Amadé area, home to world-famous centers like Planai, Zauchensee, and Flachau.

The southern slopes of Dachstein - the highest mountain in this area - are also a paradise for cross-country skiers. The mountain meadows around the village of Ramsau am Dachstein are interwoven with over two hundred kilometers of groomed cross-country trails.


What to Do in Schladming During Summer:

  • mountain hikes and traverses between mountain huts (e.g., along the long-distance Schladminger-Tauern Höhenweg trail)
  • 22 secured climbing routes including the famous Sky Walk, one of the most challenging via ferratas in the Eastern Alps
  • excursions to beautiful waterfalls and lakes (e.g., along the Wilde Wasser trail)  
  • cycling routes through the Enns Valley (Ennsradweg)
  • challenging mountain biking trails around Dachstein
  • rafting on the Enns River
  • golf at one of five golf courses
  • gastronomic tours and cultural excursions (e.g., to the Benedictine monastery in Admont with its world-famous library)
