Introduction

Oberndorf is a picturesque Tyrolean village with 2,245 inhabitants, located just 5 kilometers to the north of Kitzbühel and 4 km south of the town of St. Johann in Tirol. Nestled in the beautiful and expansive Leukental Valley on both banks of the Kitzbüheler Ache river, it is surrounded by the stunning panorama of the Kitzbühel Alps and the majestic Wilder Kaiser massif.

In 2024, Oberndorf saw the opening of a new aparthotel featuring 20 fully-equipped, stylish apartments and a beautiful wellness center. Some of the apartments are still available for purchase.

Tourist rental and private stays

The apartments are designed for tourist rental, with the possibility of private use for 4 to 6 weeks per year.

The apartment owner enters into a contract with a property management company responsible for:

  • maintenance and cleaning of the entire complex
  • technical management of the building and individual apartments
  • marketing the apartment for accommodation purposes (advertising, listing on booking platforms like booking.com, airbnb.com, etc.)
  • operation of the reception

In Kitzbühel and its surroundings, the season never ends – thanks to its fantastic location and year-round activities, local hotel rooms and apartments have a higher occupancy rate than other parts of Austria. As a result of the high occupancy, the tourist rental income tends to be higher than elsewhere.

The project consists of 20 fully equipped apartments.

Thanks to well-thought-out floor plans, these apartments will be spacious and beautifully illuminated. Prepare to be amazed by the comfort and timeless features in each room - in elegant bedrooms, living rooms with a modern kitchenette, or in spacious bathrooms.

Summer activities:

In summer, the Kitzbühel Alps are a fantastic region for hiking and mountaineering.

Visitors can discover enchanting landscapes with hidden waterfalls, mountain pastures, and farms.

In the Leukental valley, they can walk or run along the Ache river or enjoy cycling or inline skating.

Right next to the apartment house, there are tennis courts and a lovely swimming pool called Bichlbachbad.

Several golf courses are accessible within a 15-minute drive from Oberndorf:
