Introduction

Tourist rental and private stays

The apartments are primarily intended for tourism rental, but the use for private purposes is not time-restricted.

The apartment owner enters into a contract with a management company, which is responsible for:

  • maintenance and cleaning of the entire complex
  • technical management of the building and individual apartments
  • marketing the apartments for accommodation purposes (advertising, listing properties on platforms like booking.com, airbnb.com, etc.)
  • operation of the reception desk

The rental income is distributed among the apartment owners based on the size of each unit. The expected net yield in the first three years of operation is approximately 2.5% of the purchase price of the apartments annually, with the value expected to exceed 3.5% p.a. in subsequent years.

Apartment and resort amenities

The apartment building spans five floors, including the ground floor. 

Each apartment is equipped with:

  • a modern kitchenette complete with all necessary appliances
  • one or two luxurious bathrooms featuring toilets, bathtubs, and shower stalls
  • a private terrace or balcony offering views of the surrounding mountain scenery or the spa town

The number of rooms varies depending on the type and size of the apartment.

Additional resort amenities include:

  • a dining hall with a conservatory

  • ski storage and reception

Leukerbad is one of the most famous tourist resorts in both the canton of Valais and the entire Swiss Alps.

It is a picturesque town with approximately 1,600 inhabitants, surrounded on three sides by the impressive massif of the Bernese Alps. Leukerbad is visited by tourists and spa guests from all over the world all year round, who can enjoy the wonderful nature, the pleasant atmosphere of the spa town and dozens of pools with hot thermal water.

Winter activities:

The Leukerbad ski area under the Torrenthorn mountain offers 50 kilometers of wide, groomed slopes of all levels of difficulty.

The lower station of the cable car is located near the center of Leukerbad - right at the end of the spa promenade.

Half an hour to an hour's drive from Leukerbad there are a number of other major ski resorts, such as:

  • Crans-Montana (30 km)
  • Veysonnaz (50 km)
  • Saas-Fee (60 km)
  • Zermatt – Matterhorn Ski Paradise (60 km)
