Introduction

This exquisite complex, featuring 22 apartments and penthouses, is located in the quaint village of Tunzendorf, nestled in the scenic Enz River valley. Schladming – the hub of the renowned Schladming-Dachstein ski resort – is just under 20 kilometers away, accessible by car, ski bus, or train.

The apartment building is being created through the complete renovation of a former inn, which began in April 2024 and will be completed in the spring of 2025.

Tourist rental and private stays

The utilization of apartments follows the most common model typical for the Austrian Alps. These apartments are offered for tourist rental throughout the year.

Owners may use the apartments for personal needs, within the following limits:

  • max. 2 weeks during the main summer season
  • max. 2 weeks during the main winter season

Usage for personal needs is not restricted off-season.

The expected rental yield in the first year of operation should be around 3.5% and may reach up to 7% annually in subsequent years.

The operator will manage all aspects of the apartment's operation and maintenance, which includes:

  • listing on online accommodation platforms (Booking, Airbnb, etc.)
  • marketing
  • reservation management and payment collection
  • comprehensive guest care
  • regular maintenance, repairs, and cleaning
  • insurance

Apartment and resort amenities

Investment apartments are located on the ground floor and two additional levels of a four-story aparthotel featuring a reception and a restaurant. 

Each apartment boasts a private balcony ranging from 11 to 70 m2, offering stunning views of the surrounding mountains.

On the third floor, there are 4 spacious and attractive penthouses connected by a cozy corridor.

The design and equipment of each apartment are exceptional, utilizing high-quality materials.​

The listed price of the apartment includes only a portion of the equipment – furniture (produced by a local company) must be purchased as an additional package. 

The restaurant operates year-round, providing its visitors with buffet breakfasts and à-la-carte dinners. Both guests staying at the hotel and the apartment owners themselves can also book breakfast or half-board during their stay.

Winter Delights:

The crowning jewel of the region is the Schladming-Dachstein ski resort, boasting 263 kilometers of slopes, 81 lifts, and over a hundred mountain huts. Schladming-Dachstein is also the heart of the expansive Ski Amadé area, the second largest network of ski resorts in Europe, interconnected by cable cars or shuttle buses.

The slopes in Schladming, Planai, Zauchensee, or Flachau are globally recognized for their annual World Cup races.

The southern slopes of Dachstein - the highest peak of this area - are also a paradise for cross-country skiing. The mountain meadows around the village of Ramsau am Dachstein weave through more than two hundred kilometers of groomed cross-country trails.

  • 22 equipped climbing routes including the famous Sky Walk, one of the most challenging via ferratas in the Eastern Alps
