Introduction

This brand new hotel resort opened in December 2024 and consists of 100 apartments located directly on the slopes and next to the cable cars in Fieberbrunn, one of the four main centres of the Skicircus Saalbach-Hinterglemm-Leogang-Fieberbrunn ski resort.

The resort has a direct access to the slopes and a ski storage room, with the children's and beginners' slope being right at the entrance.

The apartments and lodges offered for sale vary in size (1 to 4 bedrooms) and are equipped to a high standard, apartment owners and accommodated guests can enjoy to a first-class restaurant, a fancy bar and a spacious wellness centre.

Tourist rental and private stays

The rental yield is expected to be in the range of 4.8 % to 5.8 % per year.

Private stays of the owners are managed through a sophisticated Owner Awards system.

For each calendar year, each owner is allocated a fixed number of points corresponding to the size of their apartment. During the year, owners have the option to book their own (or any other) apartment in the property - if available. There is no accommodation fee for the personal use. Instead, a sum is deducted from their allocated number of points, which is calculated further to the number of days, the type and size of apartment and the time of year.

Therefore, the total number of days for private stays during the year is not determined.

The whole management and operation of the apartments will be ensured by a professional management company taking care of:

  • listing on online accommodation portals (Booking, Airbnb, etc.)
  • marketing
  • booking management and payment collection
  • complete guest care
  • regular maintenance, repairs and cleaning
  • insurance

Apartment and resort amenities

Apartments and lodges are furnished in a modern Alpine style.

They have one to four bedrooms, spacious balconies or terraces with great views of the surrounding Alpine panorama.

Some apartments have their own sauna and fireplace.

The complex itself offers:

  • a luxury in-house restaurant with culinary specialties and a bar with fine wines and cocktails
  • a spacious wellness centre with swimming pool, bathing lake, sunbathing areas and saunas
  • underground parking with charging stations for electric vehicles

Fieberbrunn and its surroundings

Fieberbrunn is part of the Skicircus ski resort (Saalbach-Hinterglemm-Leogang-Fieberbrunn). As one of Austria's largest and most attractive ski resorts, Skicircus offers 270 kilometres of ski slopes of varying difficulty.

On top of that, other fantastic ski resorts that are definitely worth a visit can be found in the surrounding area:

  • St. Johann in Tirol - 12 km
  • SkiWelt (Ellmau/Going) - 20 km
  • Kitzbühel with the world-famous Hahnenkamm (Streif) - 23 km
  • Zell am See - 38 km
  • Kaprun - Kitzsteinhorn glacier - 47 km

The surroundings of Fieberbrunn, especially the Pillersee valley and the adjacent village of Hochfilzen, offers top cross-country skiing locations with 100 kilometres of groomed trails in both classic and skating style.

Hochfilzen itself is known as a biathlon mecca, hosting the Biathlon World Cup competition every year.

Summer activities:

In summer and autumn, the Skicircus is known as the largest cycling area in Austria - offering over 800 kilometres of trails for experienced cyclists as well as for families and children. There are bike shops and bike rentals as well as organised bike tours with local guides.

Summer hikers and mountain lovers can look forward to:

  • more than 400 km of hiking and walking trails for all levels of fitness.
  • grassy hills with impressive views of the Wilder Kaiser massif and the main ridge of the High Tatras
  • mountain huts offering well-deserved rest and refreshment
  • swimming and refreshment in the Pillersee or Waidring lakes
  • Timoks Wilde Welt family park with a rope course or climbing park for children

There are several golf courses around Kitzbühel and in the valley below the Wilder Kaiser. From Fieberbrunn they are between 20 and 25 kilometres away, i.e. they are accessible within a half-hour drive:
