In the picturesque Alpine village of Fiss, nestled in the heart of the renowned Serfaus-Fiss-Ladis ski resort, a brand new development project was launched in mid-2024, featuring 14 exclusive apartments with accommodation capacity ranging from two to eight guests.
Within the complex, you'll also find a restaurant with 98 seats, a wellness center, and an underground parking garage.
Thanks to its exceptional location, Serfaus-Fiss-Ladis tends to attract a wealthier clientele - accommodation here is more expensive than in other resorts, but even so, the local apartments and guesthouses are fully booked throughout the season.

The apartments are designed for tourist rentals, with the option for personal use for 4 to 6 weeks per year.

All apartments are equipped with luxurious built-in kitchens, including appliances like dishwashers, ovens, stoves, and refrigerators from renowned German brands.
The bathrooms are also fully equipped with modern fixtures and designer accessories. The cozy ambiance of the apartments is further enhanced by home textiles made from warm and natural materials and a concept of pleasant lighting.
The in-house restaurant with 98 seats delights its guests daily with fresh and regional dishes.

Serfaus-Fiss-Ladis stands out among other ski resorts in Austria with its truly exceptional location. All three villages from which the area gets its name are situated on a south-facing mountain terrace beneath the slopes and meadows of the Samnaun massif, about 500 meters above the Inn river valley. Throughout the year, you can enjoy a record 2 000 hours of sunshine here.
The resort is very peaceful – the road from the valley ends in Serfaus, which is almost entirely car-free. From the edge parking lot, a free hovertrain subway system (the second shortest one in the world) with only four stations takes visitors to the cable cars.
In contrast, the village of Fiss captivates with its 600-year-old historic town center featuring distinctive house entrances and winding streets.
Right on the outskirts of the village, there are 4 gondola lifts – one leading up from the lower-positioned Ladis resort. The other three whisk skiers up in just a few minutes to the endless slopes of the ski resort.
In total, you’ll find 68 lifts and 214 kilometers of slopes reminding of ski areas in France – local pistes are wide and clear.
