The apartments offered for sale have different allowed types of use.

Most of the apartments offered for sale are intended for ACCOMMODATION (short-term rental) with the possibility of personal use for 6 weeks per year. Renting and maintenance is managed by a professional agency - so that the owner has minimal worries about the property administration. The rental income before tax is up to 7% per year (without VAT, after deduction of operating costs and management fees).

 

Two apartments have so-called COMBINED USE. For a period of 20 years from the purchase, they must also be offered for accomodation of third parties, and can be used for personal purposes for 8 weeks a year. After the expiry of the period of 20 years, the owner can use the apartment permanently for his own purposes.

The largest apartment is intended for permanent PERSONAL USE.

Apartment equipment / available services

All apartments are fully equipped with furniture and materials of the highest quality standard. In each apartment you will find a living room with comfortable sofas, a kitchen with an open dining area and modern appliances, a spacious bedroom, a terrace and a bathroom with a rain shower and underfloor heating.

 

It is possible to purchase an underground parking space for the apartment - alternatively, it is possible to use the outdoor parking lot.

 

Apartment owners can also use the resort's equipment and services, which are extraordinary if compared to other projects:

  • the Bregenzerwald and DoubleTree by Hilton restaurants,

  • swimming pool,

  • wellness & spa,

  • gymnasium, climbing hall and fitness center,

  • children's playground and children's club,

  • underground garage,

  • own bike, e-bike, ski and snowshoe rental,

  • conference rooms and lounges,

  • spacious lobby with fireplace,

  • exchange office, ATM,

  • luggage storage.

Ski Arlberg and the Bregenzerwald area

With its 305 kilometers of groomed slopes, Ski Arlberg is the largest connected ski area in Austria and one of the largest in the world. The resort also has a large area for freeride (another approx. 200 km of slopes) and cross-country trails with a length of 27 km.

 

Lovers of luxury, on the other hand, are certainly familiar with the fashionable resort of Lech and will appreciate the fact that it is quicker and more convenient for them to get there from Nesslegg, i.e. the northern side of the Ski Arlberg, than for the visitors arriving mostly from the St. Anton area.

 

The slopes of Ski Arlberg start just 2.5 kilometers from the complex, i.e. they can be reached within 5 minutes by car or by ski bus, which runs every 15 minutes. It is possible to get back to the apartment on skis on a comfortable red slope.

 

As part of the further development of the resort and the villages of Schröcken and Nesslegg, a new cable car is planned, connecting the complex directly with the ski area.

In the Arlberg region and the adjacent Bregenzerwald, you can also spend a fantastic summer vacation as well. In addition to high-altitude tourism, this part of the Alps offers:

  • dozens of kilometers of cycling routes

  • terrains for mountain bikes and MTB,

  • via ferratas of varying difficulty (for example Karhorn or Arlberger Klettersteig),

  • rafting on the Bregenzer Ache river,

  • canyoning (Rudach, Dafins),

  • bungee jumping (Lingenau).

 

Three golf courses (Zug/Lech, St. Anton and Mellau) are located a short distance from

the apartment complex.

Accessibility

From Prague, Nesslegg is most quickly accessible via the motorway via Munich and further via Lindau or Garmish-Partenkirchen, the journey takes approx. 6.5 – 7 hours.

 

From Brno or Bratislava, the fastest way is by the Austrian highway via Vienna, Salzburg and Innsbruck, the journey takes a little over 7 hours.

 

The nearest available larger airports are in Munich and Zurich, but it is also possible to use smaller airports in Altenrhein, Innsbruck, Friedrichshafen and Memmingen.
