Basic information

Carinthia is one of the most popular federal states of Austria, both for lovers of winter sports as well as for fans of summer activities. The main reason is its pleasant climate with lots of sunshine, and crystal clear (as well as unusually warm) lakes. On top of that, Carinthia is full of three-thousanders with renowned ski resorts.

 

This new development project can be found in the heart of the Carinthian Alps, not far from the popular Nassfeld ski area. Within its scope, an existing hotel will be completely reconstructed and upgraded into a new adult-only hotel resort with 19 luxury suites that are offered for sale as investment apartments.

The reconstruction started in autumn 2023, and it is expected to be completed before the start of the 2024/2025 winter season.

Return on Investment / Personal stay

Apartments and chalets are intended for TOURIST RENTAL.

The buyer concludes a contract with the operating agency, which will ensure all administration and operation, i.e.:

  • offer of accommodation on accommodation portals (Booking, AirBnB),

  • presentation of accommodation at its own website, optimised for search engines,

  • receipt of payments for the accommodation,

  • guest management (reservations, check-in/out),

  • apartment cleaning, including bed linen change,

  • maintenance and minor repairs.

The net rental income (after the deduction of operating costs and management fees) is expected to reach up to 4,54 % p.a.

Owners of their apartments will have the possibility to use their apartments for private stays for up to 4 weeks a year.

The basic equipment of each apartment includes:

  • fully equipped living room, bedroom and kitchen,

  • luxury bathroom,

  • a terrace with a private whirlpool and a panoramic view towards the east or southeast,

  • two parking spaces.

The following is also available to owners and guests:

  • wellness with sauna and steam bath,

  • heated outdoor pool,

  • fitness,

  • ski storage room with electric shoe / ski boots dryer.

Nassfeld and the Gailtal valley

The Nassfeld ski resort with its 110 kilometers of slopes lies only 9 kilometers from the hotel. It boasts the most sunshine hours of all Austrian resorts and also the best coffee - as it is right on the border with Italy.

The Nassfeld ski area can be reached by car in 15 minutes. The Millennium Express cable car will take you directly from the parking lot to one of the highest points of the resort - the Madritschen mountain with an altitude of 1918 meters. From here, wide blue and red slopes suitable for all types of skiers lead towards north, west and east.

 

Cross-country skiers are also welcome in Nassfeld - there are prepared circuits for them on the Italian side of the Pramollo pass, leading around the eponymous lake.

 

​The Millennium Express cable car operates in summer as well, and lifts the tourists up to Madritschen where they can start a full-day mountain hike along the ridge of the Carnic Alps or make a pleasant walk around the mountain huts and summer attractions of the Nassfeld resort. The area is also extremely popular for lovers of climbing and secured routes. One of the most beautiful via ferratas in the region is called Däumling, has four rope bridges and is easily reachable by a cable car from the Pramollo pass.

​In summer, the Gailtal valley is a paradise for cyclists. During half an hour, a pleasant ride will take you to the Pressegger See, which - together with the Klopeiner See - is one of the warmest lakes in the Alps. In summer, its water temperature reaches up to 28 degrees.

Less than 20 kilometres from the hotel, you can find probably the most beautiful Austrian lake - Weissensee, whose clear water has the quality of drinking water. Here, you can enjoy wonderful swimming in the summer and ice skating or curling on the surface of the lake during the winter.

Finally, we must not forget Italy and Slovenia, which are just "around the corner". From Hermagor, you can go for a swim in the Adriatic Sea or make a pleasant trip to Udine, Ljubljana, Trieste or Venice within one day.
