Introduction

The renowned resorts of SkiWelt Wilder Kaiser – Brixental and KitzSki (Kitzbühel) need no introduction. Thanks to the easy accessibility from the Inn Valley and from Salzburg, as well as thanks to extraordinary skiing possibilities and quality of services, they are very popular and frequently visited.

The town of Kirchberg in Tirol is located where these two ski resorts meet, and it's hard to find a better spot for devoted skiers in the whole Austria. In the immediate vicinity of Kirchberg, there are 500 kilometers of duly maintained and well groomed slopes of varying difficulties.

And starting from the winter season 2024/25, Kirchberg proudly hosts the grand opening of a four-star hotel with 50 luxurious apartments.

The hotel resort was developed through a costly renovation of the guesthouse, which was owned for many years by the famous Austrian chef Simon Taxacher. He will now run a luxury restaurant here and the hotel will continue to bear his name.

Tourist rental and private stays

The apartments are designated for tourist accommodation purposes.

The management and operation of the project are handled by the well-established AlpenParks network, which is responsible for:

  • listing the apartments for accommodation purposes (Booking.com, Trivago, etc.)
  • reservation system and guest accommodation (check-in/check-out)
  • property management and maintenance
  • cleaning of apartments, rooms, and common areas

Owners can use their apartment for 6 weeks per year.

In Kirchberg – just as in the entire Brixental area and around Kitzbühel – the season never ends. The year-round opportunities for sports and tourism keep local hotel rooms and apartments occupied more days than in other parts of Austria. According to the operator's estimation, the net rental income should reach 3.66% in the first year of operation and 4.89% of the purchase price of the apartment by the third year.

For the payout of net rental income, a pool system is applied. Each owner receives a share of the total rental revenue corresponding to their purchase price's proportion of the total price of all apartments. Thus, the annual yield is not dependent on the occupancy of a specific apartment, but on the overall occupancy of the hotel resort.

Apartment and resort amenities

The buyers can choose from apartments with one, two, or three bedrooms. Owners have the option to select from various types of flooring, doors, and additional textiles.

Every apartment will feature a balcony or a terrace.

Additional resort amenities include:

  • a luxury restaurant
  • a wellness center with an indoor pool and saunas
  • an underground garage

Brixental Valley, and its surroundings

As mentioned, Kirchberg's location is a dream for the keen and demanding skiers.

Two cable cars (Maierlbahn, Fleckalmbahn) lead directly from Kirchberg to the KitzSki ski resort. Two more cable cars, one again to KitzSki and the other to the ski area of SkiWelt, are located a little further down the valley, 2-3 kilometres from the hotel. Five kilometres from the centre of Kirchberg you will find Brixen im Thale, from which lifts lead to both sides of the Brixental valley with the endless slopes of the SkiWelt resort.

If the 500 kilometres of slopes in these two resorts are not enough for you, within 20 minutes you can reach St. Johann or Fieberbrunn, located on the edge of another famous ski resort, Skicircus. In total, there are an incredible 830 kilometres of pistes in the Kirchberg area.

Other winter activities:

  • dozens of kilometres of groomed cross-country ski trails
  • Gaisberg toboggan run (also open at night)


Summer activities:

  • terrains for climbers and via ferrata enthusiasts
  • 1,000 kilometers of road biking trails 
  • 800 kilometers for mountain biking
  • the city of Kitzbühel, famous for its exquisite restaurants and shops

Within a 50-kilometer radius of Kirchberg, there are a total of 9 golf courses, including:
