Introduction

This brand-new project is located in Hinterstoder, the largest ski resort in Upper Austria. It is situated at an altitude of 1,400 meters above sea level, next to the intermediate station of the Hössbahn cable car.

The hotel complex was launched in December 2023. It consists of 41 apartments and 20 chalets, designed and furnished to the highest quality. The resort features a top-class restaurant and a large wellness center.

Tourist rental and private stays

Apartments and chalets are designated exclusively for touristic rental purposes.

The management agency ensures full operation of the hotel resort, which includes:

  • listings on online accommodation platforms (Booking, Airbnb, etc.)
  • marketing
  • reservation management and payment collection
  • comprehensive guest care
  • ongoing maintenance, repairs, and cleaning
  • insurance

There is no set limit on the number of days owners can reserve their own apartment (or any other apartment within the complex) for personal use. For such personal usage of their (or any other apartment within the complex), owners enjoy a discounted accommodation rate that is 20 – 30% lower than for regular guests, depending on the season.

The net returns for apartment owners are expected to hover around 3.4 - 3.9% of the purchase price annually in the first 4 years of operation, with potential growth to 5% p.a. in subsequent years.

Apartment and resort amenities

The design and layout of the hotel aim to underscore the fact that the complex is the only four-star establishment in the area, thanks to its location amidst nature and away from urban centers. Both the exterior and interior of the buildings are crafted to enhance the connection with nature and provide a sensory experience for all guests. Despite Hössbahn's mid-station being situated at an altitude of 1,400 meters above sea level, it remains easily accessible by car.

The modern amenities of the resort further include:

Hinterstoder and its Surroundings

Located just 120 kilometers from the Czech border, Hinterstoder is well-known among Czech and Slovak skiing enthusiasts. The resort offers 40 km of slopes, including the Hannes Trinkl slope famous for its World Cup races, and the challenging Inferno slope with a gradient of up to 70%. Hinterstoder and its surroundings also boast a plethora of cross-country trails that mostly wind through flat terrain around charming villages.

In the Stoder Valley, you can enjoy the winter not only on skis but also on sleds (like on the natural track at the Gressenbauer Hotel), with snowshoes, or on horse-drawn sleighs. Or perhaps, savor a mug of punch or mulled wine at the magical Christmas market in the center of Hinterstoder.

 

In the summer, Hinterstoder and the Pyhrn-Priel region offer:

  • more than 600 km of hiking trails
  • bike paths and mountain biking trails
  • paragliding and tandem flights in the Stoder Valley
  • climbing walls and via ferratas (with the longest via ferrata in Austria leading up to mount Grosser Priel)
  • rafting on the Steyr River
  • canyoning
  • a ropes course at the Nature Sports outdoor camp
  • fishing in the Steyr River or at Schafferteich reservoir
  • swimming (at the Hinterstoder pool or Lake Gleinkersee)
  • nordic walking (for example, on the Flötzersteig loop)
  • horse riding and much more
